How Down Payment Assistance Works

Down payment assistance (DPA) programs help bridge the gap between what buyers have saved and what they need to close. They come in several forms: grants (free money, no repayment), forgivable loans (forgiven if you stay in the home a set number of years), and deferred loans (repaid when you sell, refinance, or move).

Who Qualifies?

Most programs require you to be a first-time homebuyer (defined as not having owned a primary residence in the past 3 years), meet income limits (typically 80โ€“120% of Area Median Income), purchase a primary residence (not investment property), and complete a homebuyer education course.

Pro tip: Many programs can be stacked โ€” a state program on top of a local city or county program. Check both. Also check your employer โ€” many large employers offer homebuyer assistance benefits that are widely underutilized.
Sometimes. Programs that require you to use a specific lender or loan product may come with slightly higher rates than you'd get shopping the open market. Run the math: does the DPA grant exceed the extra interest you'd pay? Often it does, especially with grants and forgivable loans.
